The next wave of luxury lakeside living is here – and it’s only a stone’s throw from town. Just over an hour from Dallas, Bois d’Arc lake is the first zoned reservoir in Texas of this size built in nearly 50 years. Now the idyllic waters are set for a pioneering developer to transform the North Texas lakeside market.
Well-established lake specialist Suzanne Warnerthe visionary leader of Compass Warner Groupspearheads the $35 million project.

“Bois D’Arc is an incredible opportunity for developers to make high margins.
“It’s the first zoned lake that has large single-family lots of one to five acres,” explains Suzanne. “The pristine, uninhabited acreage offers builders and buyers the extremely rare opportunity to create their dream waterfront home while still being close to town.”

Amenities abound, from over 250 acres of pristine hillsides to 21,000 feet of natural shoreline.
Interestingly, the 16,641-acre lake was built as a deep-water recreational and fishing lake, so the shoreline is treeless – a rarity among North Texas lake properties. Owners will also enjoy a myriad of other perks, including private boat mooring.

“Lake properties are booming,” says Suzanne. “It is no longer a cyclical activity. Demand for second homes continues to be out of this world and these communities have become a mix of primary and secondary residences as customers move out of town.

The Warner Group has become a destination for investors and builders interested in development projects.
“Our knowledge of the market, as well as our expertise in design and marketing, have made us a leader in the field of luxury, in the city and in the countryside.”
Suzanne’s impressive track record goes beyond waterfront developments. Sales during his five-year tenure exceeded $130 million, appraising and representing city residences (Park Cities, Preston Hollow, North Dallas and Luxury High-Rise), investments, farms and ranches. She also has a thriving real estate business in Colorado.
“Our niche is pricing raw land and unique, hard-to-value properties,” she says.

“We are breaking records. And the properties always respect the appraised value.
Bois D’Arc Lake is expected to attract a wide range of buyers, from the Park Cities north to McKinney and Oklahoma. “There is an integrated customer base ready to buy. Fannin County is exploding,” Suzanne says.
The industry follows the boom. Texas Instruments recently selected nearby Sherman for its $30 billion semiconductor chip manufacturing campus. And a few miles away, Bonham has a small airport, available for residents of Bois D’Arc to land their plane. In addition, the owners will be able to go directly by helicopter to the places of the lake.
“This is truly an unprecedented opportunity for residents and weekenders.”
“The name itself — Bois D’Arc — honors local history and recognizes the Bois D’Arc tree as a distinctive symbol,” says Suzanne. “Warner Group is thrilled to be associated with this legendary project at DFW’s newest luxury lake frontier.”
